CapitaLand Malaysia Trust (CLMT) recorded RM79.4 million in net property income (NPI) for 3QFY2026, a 14.9% increase from RM69.1 million a year earlier. In its bourse filing, the trust attributed the improvement for the quarter ended Sept 30, 2026 to higher rental income and stronger contributions across most properties.

Unitholders will receive a distribution per unit (DPU) of 1.35 sen, compared with 1.11 sen in 3QFY2025, an increase of 21.6%. Cumulative DPU reached four sen, 12% above the 3.57 sen recorded a year earlier. Distributable income was RM46.33 million, rising 32.2% from RM35.05 million.

Revenue for the quarter reached RM126.54 million against RM116.04 million previously. CLMT said rental revisions and scheduled rental increases supported revenue, alongside contributions from industrial and logistics properties bought in 2025.

Over the first nine months of FY2026, NPI increased 14.06%, reaching RM237.18 million compared with RM207.94 million in the corresponding period. Revenue totalled RM376.98 million, up 7.05% from RM352.14 million.

Yong Su-Lin, chief executive officer of CapitaLand Malaysia REIT Management Sdn Bhd, said retail rental reversions were positive at 11.3%. Retail occupancy was 93.1% at end-September 2026, while occupancy across the portfolio, including industrial and logistics properties, was 94.3%.

At end-September, borrowings totalled RM2.13 billion and cash and cash equivalents were RM50.37 million. The trust reported gearing of 38.3% and a year-to-date average debt cost of 4.17%, with fixed interest rates applying to 75% of borrowings.
