Sime Darby Property weighs REIT listing and heavy industrial expansion
A potential listing by 2028 could involve domestic industrial properties and data centres, according to Maybank Investment Bank.

Sime Darby Property Bhd is exploring a real estate investment trust (REIT) listing by 2028 alongside expansion into heavy industrial parks, Maybank Investment Bank said following a briefing with the developer. Solar developments are also under consideration to serve its industrial and data centre customers.
Maybank IB said the proposed trust would focus on Malaysian assets, helping the developer release value tied up in properties, fund new developments through capital recycling and build recurring income. Possible assets include two data centres carrying 20-year leases and warehouse and logistics properties at Klang’s E-Metro Logistics Park, a joint-venture development with ESR Group.
The developer’s move into heavier industrial developments includes BBR North, a 1,021.9-acre hub for industry and logistics in Mukim Jeram, Kuala Selangor. Maybank IB said the venture with SD Guthrie Bhd is planned for launch in the second half of 2027. It also reported foreign investor interest in Sime Darby Property, particularly from China.
For solar projects, the bank said the company is assessing non-core land holdings, including land in Kedah. These developments would supply green energy to customers operating industrial facilities and data centres.
