Sentral REIT posts 1.8% fall in quarterly NPI as operating costs rise
Portfolio occupancy reached 90% at end-September, while quarterly revenue remained flat at RM48.6 million.

Sentral REIT reported RM35.7 million in net property income (NPI) for 3QFY2026, down 1.8% from RM36.3 million a year earlier, according to its Bursa filing. Higher costs at Arcoris Mont Kiara outweighed the property's income contribution.
For the quarter ended Sept 30, 2026, property operating expenses increased 8%, reaching RM12.9 million compared with RM11.9 million a year earlier. Revenue held steady at RM48.6 million.
The office-focused trust reported portfolio occupancy of 90% at end-September. It did not propose an income distribution for the quarter, as distributions are made half-yearly.
Over the nine months ended Sept 30, 2026, revenue rose 1.6% to RM145.7 million from RM143.4 million. NPI nevertheless fell 2.1%, to RM107.5 million from RM109.8 million in 9MFY2025.
Sentral REIT said its manager, Sentral REIT Management Sdn Bhd (SRM), would explore diversification into other asset classes, drawing on its core properties and financial position. SRM chief executive officer Tay Hui Ling said selective acquisitions would underpin its diversification efforts.
At the Nov 5 midday trading break, Sentral REIT units stood unchanged at 56 sen, giving the trust a market value of RM669.5 million.
