Mah Sing Group Bhd and KLK Land Sdn Bhd have begun selling Phase 1B at MS Industrial Park @ Kulai in Johor after take-up for Phase 1A reached 90%, the companies said in a statement. A sales gallery was also launched for the development.

The freehold project, valued at RM2.2 billion, occupies 419.17 acres in the Johor-Singapore Special Economic Zone (JS-SEZ), within Zone E. Mah Sing owns 60% of the joint venture, while KLK Land owns 40%. KLK Land is a wholly owned subsidiary of Kuala Lumpur Kepong Bhd.

Planned across five phases, the park includes semi-detached factories on plots measuring 70ft by 160ft, with 6,710 sq ft of built-up space. Detached units sit on 90ft by 200ft plots and have built-up space of 8,802 sq ft. Both factory types have two storeys.

Buyers can also choose industrial plots of approximately one acre to eight acres. Larger parcels can be customised for industrial facilities or data centre developments, according to the companies.

The park is the first phase of a wider KLK Land township in Kulai covering approximately 2,500 acres. That master plan provides for industrial, commercial and residential development in stages. Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said the park would be the group's sixth industrial development.
