Astaka Padu, Kimlun plan RM450 million serviced residences in Johor Bahru
The 617-unit Amora Serviced Residence in Tampoi is expected to launch by the end of 2026, with indicative prices from RM600,000.

Astaka Padu Sdn Bhd and Kimlun Corporation Bhd will jointly develop Amora Serviced Residence (ASR) in Johor Bahru, with a gross development value of RM450 million, the companies said in a statement. The project will be developed through their existing joint venture, Astaka Kimlun Sdn Bhd.
The development will occupy 2.45 acres of commercial land with freehold tenure in Tampoi. Its 617 serviced residences will be spread across Tower A, at 48 storeys, and Tower B, at 45 storeys.
Indicative prices begin at RM600,000. Units will have built-up areas ranging from 990 to 2,230 sq ft, with allocations of two to six parking spaces each. The official launch is expected by the end of 2026.
ASR is part of the broader Amora Park masterplan, which also includes a wellness hotel, an education hub, a wellness mall and 44 shop office units. According to the statement, the shop office component was fully taken up within an hour of its launch.
The site is beside the Pasir Gudang Highway and an urban park covering 15 acres. It is approximately a 15-minute drive from both the Bukit Chagar Rapid Transit System Link station and the Johor Bahru Customs, Immigration and Quarantine Complex.
This will be the partners’ fourth collaboration, following Menara MBJB, Aliva @ Mount Austin and Arden @ One Bukit Senyum.
